Alicante’s property prices: Why location makes all the difference

In Alicante, the cost of buying or renting a home can change a lot depending on the neighbourhood. A recent report from the council shows that property prices can vary by as much as 215 per cent between different areas, and rent can differ by up to 67 per cent. The most expensive homes are in the city centre and along the coast. In central areas like Ensanche Diputación, Casco Antiguo, the streets near the Town Hall, Raval Roig, and around the Central Market, prices often go over €1,500 per square metre. Coastal areas like Playa de San Juan, Cabo de las Huertas, and Albufereta are even pricier, with prices often above €2,000 per square metre. Some newer neighbourhoods with recent buildings are also becoming more expensive. These include Juan Pablo II (also called PAU 2), newer parts of Garbinet, and some sections of Vistahermosa. Urbanova is one of the top-priced areas because it’s by the sea, even though many of its homes were built in the 1990s. In contrast, the cheapest homes are mostly found in the northern part of the city, beyond Gran Vía. Prices here can be under €700 per square metre. This includes neighborhoods like Sidi Ifni, Lo Morant, Virgen del Carmen, Virgen del Remedio, Cuatrocientas Viviendas, Colonia Requena, Ciudad Elegida, and parts of Juan XXIII. Areas along Avenida de Novelda, such as Tómbola, Los Ángeles, the west side of Altozano, and parts of Campoamor, also tend to have lower prices. Prices are a bit higher, but still reasonable, in neighbourhoods just north of Santa Bárbara Castle. These include Carolinas Bajas, Carolinas Altas, and Pla del Bon Repòs, which are also among the city’s most populated areas. The western part of Alicante is generally more affordable as well, though slightly more expensive than the north. This includes areas like Ciudad de Asís, Florida Alta, San Fernando, the eastern part of Polígono Babel, and the eastern side of San Gabriel.
